List Your Property in Syria: Owner & Host Guide

Accounts and hosting transactions are for adults aged 18 or older. Owners and authorized operators can apply. The application supports real estate agents and brokers, property managers, real estate and hospitality company representatives, hotels, and an ‘Other’ option for review.

If you rent the property, your lease must allow short stays, you need written owner permission, and applicable local and building rules must be satisfied. Selecting a host type does not mean automatic approval.

• Supported types include entire homes, apartments, private rooms, heritage homes, guesthouses, hotels, farm and mountain stays, and coastal villas or chalets.
• Hosts are responsible for legal permission to host, accurate descriptions, safety, availability and applicable taxes or permits.

Prepare your account details, Host application and each property's information. Not every document is a universal requirement; reviewers may request evidence appropriate to your application or property.

• Name, email, phone, hosting cities, password, acceptance of the terms and confirmation of hosting permission.
• An identity document and the images and active liveness check requested in the identity flow.
• Country, city, contact address and host type. Company or agency name is required for the specified professional host types; licence details apply where relevant.
• Explain your authority if you are not the owner, and keep ownership or authorization evidence ready if requested.

Identity verification, Host application review and each property's listing review are separate steps. Identity evidence is reviewed, and an application may be returned for additional information before approval.

You can prepare a private draft, but submitting or publishing a property requires the necessary identity and Host application approvals and commission acknowledgement. Creating a draft does not publish it.

Evidence of ownership or authorization and listing accuracy may be requested. Identity approval and listing review are trust indicators, not guarantees of safety or suitability. There is no promised approval deadline.

After publication, manage availability, rates, bookings and messages in the Host workspace. Keep your calendar accurate and honour confirmed dates, capacity and terms.

A request or message alone does not confirm a booking. Valid cash bookings can confirm immediately; online bookings need verified payment. An externally managed property may also need confirmation from its reservation system.

Rely on the status displayed by ShamStay. Booking confirmation and payment collection are recorded separately; cash remains unpaid until collection is recorded.

No membership or paid listing plan is required. The rate stored with the booking applies to accommodation and mandatory host fees after discounts. Taxes, guest service fees and refundable deposits are excluded.

The current default rate loaded for this guide is 12%. Review the effective rate in your Host application before acknowledging it; the stored booking rate governs that booking.

For online payments, ShamStay records net host earnings. For cash-at-property bookings, you collect the guest's payment and settle the recorded ShamStay commission balance.

Payout requests require completed online-paid bookings with eligible net earnings. Booking, payment and release-date checks must all pass. For verified listings, the release-date calculation uses the next Syrian business day after check-in, skipping Fridays and Saturdays; that date alone does not make an ongoing stay requestable.

Eligibility is not a promise of a same-day bank transfer. Choose a verified bank account belonging to you to request the available balance. ShamStay finance reviews the request before transfer. Refunds, adjustments and payout holds can affect the amount or availability. No fixed transfer time is guaranteed.

Check your available balance and request status in Earnings. Cash you collected directly is not paid to you again by the platform; its recorded commission must be settled.

Review the photos, description, capacity, amenities, shared spaces, arrival rules and cancellation settings. Make sure prices and availability match your actual plans and that you have permission to offer the property.

• Keep ownership or authorization evidence and applicable permits ready if requested.
• Check cleanliness and safety; correct or clearly disclose known hazards.
• Prepare accurate arrival instructions and protect access codes, identity documents and bank details.
• Review the commission and booking terms, and prepare a verified bank account before requesting online earnings.

Choose separate Host registration, complete your details, hosting cities and required acknowledgements, then follow the verification and Host application steps in the workspace. Prepare a property draft for review.

If you already have a Host account, use Host sign-in. Converting an existing Guest account is a different option with consequences for Guest access; read the explanation below before choosing it.
